Lake Balaton, Tokaj, Visegrád - Appeninn starts new tourism developments

Appeninn Nyrt. has acquired a majority stake in Dreamland Holding Zrt., owned by Szepard Kft., acting as trustee of the Szepesi family, which has recently launched several tourism real estate development projects in the countryside. The developments in Szántód and Tokaj, which started in 2017 and are expected to be completed in 2022, include the construction of theme hotels, theme parks and a special tourist centre, as well as the renewal of the Visegrád beach resort in Lepence. In addition, the parties will cooperate on the development of premium accommodation and a marina in Balatonfüred. With these investments Appeninn Nyrt. will strengthen its position in the Hungarian tourism real estate market. Following these transactions, the real estate company will start working with a co-investor, Dr. Richárd Szepesi, who has a unique position and expertise in the tourism market.


Appeninn Nyrt. has acquired Dreamland Holding Zrt. a 75 percent stake in Appeninn Nymphenburg, which has acquired three major tourism real estate development projects in the countryside. With this acquisition, the company is taking its presence in the tourism market to a new level, which was previously established by the large-scale accommodation and port developments in Club Aliga and Balatonfüred.

A 109-room, five-star, colonial-style family hotel is already under construction in Szántód and construction will soon begin on BalaLand, a theme park based on the "80 days around the world with Willy Fog" journey, featuring themed play elements. In Tokaj, construction of a five-star, 100-room hotel with a special atmosphere, aimed primarily at adult guests, started in the spring at the Csurgó Valley mine site, and construction of a gastronomic courtyard and tourist centre, including a cooking studio, will soon begin on the site next to the hotel. In Visegrád, the Lepence beach will be renovated as a quality seasonal beach and year-round indoor adventure pool with unique service elements, which may be linked to other tourism services.

The investments will significantly expand Hungary's tourism offer by creating unique themed hotels, which will also contribute to boosting the economic situation and employment indicators of the affected municipalities following the coronavirus epidemic.

The projects in Słopold and Tokaj are scheduled to be opened in spring 2022, while the Lepence spa will be open to the public again in 2023. The investments will be partly financed by own resources, partly by bank loans and partly by non-reimbursable grants previously awarded to the project companies that joined the group in the transaction.

Appeninn Nyrt. has acquired the majority stake in Dreamland Holding, the developer of the projects, from the asset manager Szepard Kft., which will remain a 25% professional investor in the company.

At the same time as the above transaction, the investment company led by Szepesi, which has a number of successful tourism investments, acquired a 24.5 percent stake in Solum-Invest Kft., a Balatonfüred accommodation and port development company, from Appeninn.
